Our architectural service can develop your design and produce drawings (elevations, proposed plans, etc.) for submission for planning permission through your local council. Once you have permission, we can produce a specification to ascertain the cost of the project. Alternatively, we can also produce a specification from your architect’s information once you have planning permission.
We review your drawings and ensure that everything necessary is in place and up to detail to build from. For example, this may include structural engineering drawings, Building Regulations, further details, etc. Then, we are ready to go.
The Party Wall Act ensures that one person’s building works does not affect the neighbour’s property. You may need to serve Notice to your neighbours before you start the build. Don’t worry, we can handle this for you.
Of course, we will develop your project with you as we go along. There are many variations and choices to be made. Our onsite design function can work on altering detail or if the change is for something more substantial we can apply for an amendment to the original planning permission for you. Remember, some changes are subject to formal permissions and must meet requirements to be granted.
On larger projects our clients often choose to move out. This is not necessary for smaller projects. However, we always do everything we can to support you to stay at home if you wish. For example, we can create a temporary kitchen for you until your new one is ready. Keeping you and your family safe and comfortable during the build process is our priority.
All of our building work comes with a 12 month defects liability period and we are always only a phone call or email away to support you with after care. .

Apart from our high standards of workmanship and competitive rates, we pride ourselves in great relationships with our clients. We are available to you continuously from the beginning to the very end of the works. Our communication is excellent. We will manage the whole of your project liaising with all contractors, etc., to take the stress and the amount of time involved off your plate.
From the moment we are appointed, we are available to support you as much as you need us to. We will personally guide you through your project step by step and be there to answer all of your questions however big or small. We work with you to make suggestions for improvements, cost savings, and to make the process a smooth and positive experience. Much of our work comes from recommendation which is a good indication of how successfully we accomplish this.
We do not ask for any money up front and only invoice you for what we have built to date. Valuations are every few weeks, depending on the size of the project, and they are broken down into cost centres so you can see exactly how much you have spent at anyone time in each area and add or omit as you wish.
There are no surprises and any budget implications for any additional works are discussed and costed with written instruction before proceeding. The same goes for any omissions from the works. In this way you are in control of your finances throughout. You retain a % of the project cost at the end of the project for a period of three months after your final invoice.
All of our work is subject to a JCT Standard Building Contract. Examples of these can be found online.
